Incredible 2 bedroom villa in Benissa that sleeps 4. This is an attractive, quality, property that mixes Spanish charm with homely modern comforts, set within a prestigious area on the outskirts of the charming town of Benissa, inland, yet a cross-country drive of 8km to the coastal road, resorts and beaches.
It is a large and spacious villa of some 300m2, designed to be light and airy, so that air-conditiong is not necessary. Set within a large private plot of around 5000m2 (over 1.1/4 acres), not overlooked and safe for children, the property has been maintained to a high standard.
The villa is accessed via large double metal gates, leading to a large circular drive, around a central palm tree, which can accommodate several cars.
From the parking area you have a large entrance wooden door, with stone surround. The property is on two levels, with internal stairs between the floors.
Accommodation - The entrance hall has a cloakroom on the left, next door is a double bedroom with en-suite shower room. The double bed has two separate single mattresses, so can be made up as twin beds (please request). There is a television, plenty of wardrobes, mosquito nets on the tilt/open window.
Returning to the hallway you have stairs going upto the first floor, and there is a door that lead to the living and dining room. The living room has two comfortable sofas, coffee table, and Satellite Television*.
The dining room, separated by a Tosca stone arch, has a glass/metal table and wicker chairs.
The separate modern kitchen is to the right, equipped with dishwasher, electric oven and ceramic hob, double door fridge freezer, microwave, coffee maker etc.
Returning to the living room you have access to a fantastic large conservatory furnished with a sofa, desk, table and chairs, armchairs, television and a feature fireplace. Large glass doors open out onto a large terrace, and you can appreciate the views of the gardens and pool from here.
Returning to the entrance hall you go up the staircase, to the first floor.
On the right you have a double bedroom with access to a terrace, where you can see the garden, swimming pool and open valley views. The other bedroom has a double bed, with two separate single mattresses (one soft, one more firm) with electric recliner adjustment, wardrobe, television, and two tilt/open windows with mosquito nets. These bedrooms share a large modern bathroom: one of the bedrooms has direct access to it.
Outside - Going down stone steps from the terrace in front of the conservatory you have, on the right, a delightful “summer kitchen“ which is the best place to enjoy the outdoor living. The open kitchen has a gas hob, small oven, fridge, bar, dining table with confortable chairs, a sofa bed to relax and for siestas, and a television. Also by this chill-out area there is a large built-in barbecue.
There is, nearby, a toilet and a laundry room with washing machine.
The 8 x 4 m kidney-shaped swimming pool, 1.8m at its deepest end, is chlorine-free. The adjoining jacuzzi is solar-heated (not the pool), with a central table for drinks, and there is a pool-side shower. Also, which is fabulous for the kids, a slide into the pool.
The well-maintained gardens are landscaped and there is a pond, with fish, and a further outside dining area under a Pagoda.
The villa is set within a very large plot, well away from other houses, so very private and not overlooked, but there are many amenities within a short distance at Benissa. A nearby train station, 500 meter walk away, takes you north to Denia, and south to Alicante, although it should be noted that it is a narrow-guage railway, stopping at lots of stations on the way, so a journey to Alicante can take 1.5 hours.
A leisure centre, with heated swimming pool, sauna, jaccuzzi and complete gym is 1km away in Benissa (cheap prices for family and groups). Horse riding stables 1km, and 800m away, within walking distance, you have a lovely restored old Finca farmhouse La Pinada which offers tennis court hire (8 Euros per hour), a bar and a good restaurant.
Digital Satellite Television - Note that the Free to View system has restricted channels and unless otherwise stated in the villa details will not have movie channels or regular BBC programs.
Internet Access - A free ADSL broadband connection is available for guests use. You must take your own laptop to connect up: the router can be accessed by cable or by wireless, instructions at the villa.

Single week surcharge
Prices are competitively set for bookings of two weeks or more. This 35 GBP surcharge goes towards the extra administration and cleaning of the accommodation and applies to bookings upto, and including, 13 nights.
Short-stay supplement
For bookings of 3-6 nights, where available, then a further daily surcharge is made which contributes to the cleaning of the villa. This is calculated on the booking form.
Damage Retainer: 200 GBP.
Usage Deposit: Where there are extra charges based upon usage (Central Heating/Air Conditioning/Swimming pool heating) meter readings will be taken at the start & end of the rental period and charged per unit. This will be deducted from the deposit or charged to your Credit card.
Air/con combined with warm air units: Approx 1 Euro per day.
Central heating - Average usage is between 50 GBP and 100 GBP per week for a typical 2-3 bedroom villa: therefore larger villas with more square meterage will cost more to heat.
Meterage usage rates are as follows:-
Electric per unit is 20p for combined air/con and heating units, except pool heating meter gauge is 27p per unit.
Oil per litre used is 88p for central heating and pool heating, where applicable.
Gas 35 kilo bottles 5.03p per unit on meter reading.
Formula for converting m3 to kilo weight of gas consumed is m3 x 3.46
Formula unit price divided by 35 kilos. Resulting figure is multiplied by 3.46.
Mains gas formula is m3 x 2.22.
Therefore, a 35 kilo large bottle, on a supervised delivery, cost 65 Euros divided 35 (kilos of gas in bottle) = 1.40 x 3.46 (formula) = 6.42 Euros divided by 1.08 (exchange rate) = 5.95 GBP per unit.

Includes towels (hand, bath & tea, but not beach) and a shower mat.
You have the option of :-
1) 8 GBP per person, provides a supply of the linen only and allows you to launder it yourself, whowever long you stay.
2) 8 GBP per person per change, which allows a supply of fresh linen after the first week ie. 2 weeks stay, with a change, would be 16 GBP per person.
3) Bring your own linen - for those driving down.
Z-Bed hire 50 GBP per week. Where a villa is large enough to accommodate one, and has enough practical facilities (please consult with us first), then a Z-bed can be hired to accommodate an extra person.

Cot hire 20 GBP per week. These are usually the large collapsible floor-standing travel cots. Includes linen.

Portable fans: Where not stated in the villa details, these can be hired. The charge for the hire of a fan is 8 GBP per week, per fan. This includes the administration, collection, delivery and re-collection of the fan. Bookings of 8 and 9 days will not incur more than the weekly charge, whereas bookings of 10-13 days will incur a 2 week rental charge.
Important - In order to avoid call-out charges then please do double check that you have ordered above items available to you in advance. In particular, that you have ordered sufficient bed linen and that if you chose not to have a linen change then this is indeed correct. The beds will be made up according to the bed configuration you advised of, so do check.
