Property description

Lovely 4 bedroom villa in Denia that sleeps 8. This is a stunning property that mixes Spanish charm with contemporary living and design, situated within the national park of Montgo.

A large and spacious villa of some 400m2, set in a good sized plot of around 2000m2, the property has recently been refurbished to a very high standard and includes new bathrooms, kitchens, swimming pool and sun terrace.

Situated inland, near the charming small town of ‘Jesus Pobre“, the area is a walkers’, and nature lovers’, paradise and has the added benefit of only being a short drive to the sandy beaches of the nearby resorts Javea & Denia.

For the active individual, as well as the walking and swimming, there is also an 18 hole golf course 5 minutes’ drive from the property, as well as horse riding and tennis in the locality.

The villa is accessed via an impressive set of old wooden studded gates, leading to a drive, which can accommodate one car, although there is plenty of parking outside the property. The property is on three levels, with internal stairs between the floors.

Accommodation - A gate from the parking area leads straight onto the pool terrace, where you enter the villa from under the naya (covered terrace) into a very large living room, with a feature stone fireplace, double height ceilings, large beams and a stone staircase leading to upstairs. This room has a baby grand piano (very out of tune at the moment but looks amazing!), large wall-mounted satellite television and a leather sofa suite. From this room you can access the kitchen, main master bedroom suite, dressing room and games room.

The kitchen is a high-tech quality German manufacture, with all the appliances you would expect including a steam oven, convection hob, dishwasher etc. There is a large table which seats 8 people. There are large wooden sliding doors that lead out onto a delightful outside terrace, furnished with a wooden dining suite, which is shaded by an ancient wisteria - much needed during the height of summer.

The dressing room and office area, with a large fitted wardrobe, is accessed directly from the living room, via two sets of old wooden double doors, and a small set of stone steps lead to the large master bedroom, which has its own en-suite bathroom, with walk-in shower. A feature of this room is a pair of French windows that leads to its own private terrace, and then a set of steps directly into the garden.

The games room is also accessed via the living room, through wooden sliding doors and a glass walkway. There is a second kitchen in this room, fitted with a large American fridge and dishwasher, as well as a table tennis table. There is access to the pool area from this room, via large sliding wooden doors.

The second floor is accessed via the stone staircase. There is a second master bedroom, with an en- suite bathroom with a huge walk-in stone shower (2 meters long), and access to its own private terrace via French doors. There are two further twin bedrooms, and a family bathroom with a bath and shower above. All bedrooms are fitted with good sized wardrobes.

The two twin bedrooms and double bedroom have ceiling fans, whilst the master bedroom has a floor standing fan: all rooms are light and airy, with plenty of windows to enable air through. It should be noted that the majority of the house was built in the old style, with thick walls, which keep the villa cool in the summer, so air-conditioning is not required.

Outside - The pool and sun terrace have been totally renovated: the area is very private and a real sun trap, although there is plenty of shade under the covered terrace. There are steps from the pool terrace to a dining area with a built in barbecue and outside shower. A pathway leads to the master bedroom suite’s private terrace and then into the garden with its own old stone cassita (open garden house), shrubs and fruit trees.

The upper terraces at the rear of the property give spectacular views to the Montgo mountain, and a gate at the rear of the villa leads onto a path that takes you upto the top.

Within 1.5km is the pretty small town of Jesus Pobre which has a traditional baker, chemist, bank, a few bars & restaurants, and a small supermarket. The nearest large supermarket is a 5 minute drive away, and there is a selection of good restaurants within a very short drive, on the main road towards Javea.

Heating - Full gas central heating with radiators in all rooms except for the Master suite which has underfloor heating. Charged extra based upon meter usage.

Digital Satellite Television - Note that the satellite system provides free-to-view channels, which includes BBC1, 2, 3 & 4, ITV 1, 2 & 3, Channel 4 & 5, CNN news, Sky One, uktv Gold 1 & 2,etc.

Additional Information / Charges

Single week surcharge
Prices are competitively set for bookings of two weeks or more. This 35 GBP surcharge goes towards the extra administration and cleaning of the accommodation and applies to bookings upto, and including, 13 nights.

Short-stay supplement
For bookings of 3-6 nights, where available, then a further daily surcharge is made which contributes to the cleaning of the villa. This is calculated on the booking form.

Damage Retainer: 200 GBP.

Usage Deposit: Where there are extra charges based upon usage (Central Heating/Air Conditioning/Swimming pool heating) meter readings will be taken at the start & end of the rental period and charged per unit. This will be deducted from the deposit or charged to your Credit card.

Air/con combined with warm air units: Approx 1 Euro per day.

Central heating - Average usage is between 50 GBP and 100 GBP per week for a typical 2-3 bedroom villa: therefore larger villas with more square meterage will cost more to heat.

Meterage usage rates are as follows:-
Electric per unit is 20p for combined air/con and heating units, except pool heating meter gauge is 27p per unit.
Oil per litre used is 88p for central heating and pool heating, where applicable.
Gas 35 kilo bottles 5.03p per unit on meter reading.
Formula for converting m3 to kilo weight of gas consumed is m3 x 3.46
Formula unit price divided by 35 kilos. Resulting figure is multiplied by 3.46.
Mains gas formula is m3 x 2.22.
Therefore, a 35 kilo large bottle, on a supervised delivery, cost 65 Euros divided 35 (kilos of gas in bottle) = 1.40 x 3.46 (formula) = 6.42 Euros divided by 1.08 (exchange rate) = 5.95 GBP per unit.

Linen (bed linen/towels)
Linen hire is not included in the rental, and charged extra.
Includes towels (hand, bath & tea, but not beach) and a shower mat.

You have the option of :-
1) 8 GBP per person, provides a supply of the linen only and allows you to launder it yourself, whowever long you stay.
2) 8 GBP per person per change, which allows a supply of fresh linen after the first week ie. 2 weeks stay, with a change, would be 16 GBP per person.
3) Bring your own linen - for those driving down.
Z-Bed hire 50 GBP per week. Where a villa is large enough to accommodate one, and has enough practical facilities (please consult with us first), then a Z-bed can be hired to accommodate an extra person.
Bookings of 8 and 9 days will not incur more than the weekly charge, whereas bookings of 10-13 days will incur a 2 week rental charge.
Cot hire 20 GBP per week. These are usually the large collapsible floor-standing travel cots. Includes linen.

Portable fans: Where not stated in the villa details, these can be hired. The charge for the hire of a fan is 8 GBP per week, per fan. This includes the administration, collection, delivery and re-collection of the fan. Bookings of 8 and 9 days will not incur more than the weekly charge, whereas bookings of 10-13 days will incur a 2 week rental charge.

Important - In order to avoid call-out charges then please do double check that you have ordered above items available to you in advance. In particular, that you have ordered sufficient bed linen and that if you chose not to have a linen change then this is indeed correct. The beds will be made up according to the bed configuration you advised of, so do check.
