This property is situated north of Arezzo (8 km away) in a quiet location, on a 42-hectare estate which produces wine and olive oil. The villa provides a large pool and partially shaded lawn furnished with a nice gazebo, tables and chairs. The interiors are charming, furnished in a rustic style with some antiques. The housekeepers live in an private apartment set on the back of the house. The access to the property is via an unpaved but well maintained road of approx. 750 m. Accommodation Ground floor opens into a large parlour with sitting area for 4 people, TV, dining-room, which is ideal for 18 persons offering ancient terracotta-tiled ceilings, additional dining-room with table for 12 person. Computer room offers access to the grounds, fully equipped large kitchen with fireplace, offers all your are likely to require for a self catering holiday (oven, freezer, dishwasher) and opens to the outside space. The toilet also houses the washing-machine and ironing facilities). Climbing 5 steps you reach a small living-room with double sofa-bed, and a double bedroom. Walking down 5 steps you will find a bathroom with shower (hairdryer available). 1st floor being accessible via an ancient stone staircase boasts a spacious living-room with TV and radio with fireplace and access on to a partially shaded terrace. The passage-way sitting-room (for 6 persons) with further fireplace is adjacent. Several bedrooms are found on this floor. 1 double bedroom with ensuite bathroom with shower, double bedroom (accessible only from the outside) with ensuite bathroom with shower, twin-bedded room, bedroom with a single bed, bathroom with shower. 2nd floor offers the attic-room which is accessible via an ancient stone staircase, 1 double bedroom and living area, double sofa-bed and small ensuite bathroom with shower, large double bedroom and passage-way room with a further double sofa-bed, small bathroom with shower. Available to Guests The grounds offer a large partially shaded lawn, swimming-pool (8 x 16 m - depth from 1,3 to 3 m - open from 01/05 to 30/09), useful open air shower (cold water), large gazebo and barbecue ensuring you are able to make the most of the local produce and al fresco dining. There are also 3 bikes which can be used and table tennis. The villa provides air-conditioning in the bedrooms on the second floor and hairdryers in all of the bathrooms.Parking within the grounds is ample for the size of the property.
