Located in Tuscany in the heart of the Chianti region between Florence and Siena (the two cities are both about 35 km away), Il Podere is an antique country estate built on 69 ha of cultivated land.<BR><BR>The scenery around this house is of incredible beauty; this is one of the most popular regions between Florence and Siena. Vineyards, olive groves and fields form a paradise-like landscape, which was moulded over centuries by the farmers patient toil. The surrounding countryside resembles one immense garden. The landscape of rare beauty - it may sound exaggerated but we find you can feel the surface of the earth here.<BR><BR>Il Podere is set on a hill amidst an extensive olive grove and produces first-class olive oil, which you can buy on the farm. The elevated position offers a unique view. The south side of the villa overlooks a wide valleyYour eyes will wander into the distance, over the many hilltops of the Chianti landscape to the antique towers of the renowned hill town S. Gimignano.<BR><BR> <BR>The natural-stone house is built around a mediaeval watch-and-lookout tower dating back to the 11th century. It used to serve as a defensive tower for the nearby castle S. Maria Novella. Side wings were added later transforming the house into a farmstead.<BR><BR>Although some time ago Il Podere was completely restored, the antique structure was preserved, thus maintaining the unique character of the place. Originally the villa was furnished for private use, giving the interior ambience authenticity and conveying the charm of a private home.<BR><BR>The rooms are stylishly decorated with antiques owned by the family. Typical regional features include the terracotta floors, the ceiling beams, the large fireplace with small window and the decorative pizza oven in the kitchen. Il Podere provides 320 m2 of living space and comfortably sleeps 9 people.<BR><BR> <BR>Flower beds decorate the entrance area at the north end. At the panoramic south end the garden merges into the wide, open countryside. The garden not only provides wonderful views but is also furnished with good quality teak furniture. An attractive pergola invites one to sit back and relax. This shady spot is particularly inviting - enjoy a gentle breeze and outdoor meals (near to the kitchen-living room). Sun lounges can be found by the pool, a few steps down the lawn. The pool has been recently made new, it is a 5 x 11 m rectangular pool (the online video shows still the old circular pool). Even when swimming you ll be able to enjoy the spectacular views!<BR><BR>Shopping can be done at the small grocery store in Fiano (2 km). There is also a bar, a butcher, a post office and a cash machine. A supermarket can be found in Certaldo (9 km). There are a number of excellent trattorias in the area. Why not try a different specialty restaurant every evening - we ll tell you where.<BR><BR>The Italian-speaking mother of the owner also lives on the estate in another farmhouse. She is on hand to help you with any problems that may arise but will be careful not to intrude on your privacy.<BR> <BR>Ground floor:<BR>1 entrance hall, 1 kitchen downstairs with access to the garden, 1 TV room, 1 double bedroom with 1 ensuite bathroom (bathtub), 1 external bathroom under the loggia (shower).<BR><BR>First floor:<BR>1 living room with fireplace and access to a small loggia with steps to the garden, 1 double bedroom with 1 ensuite bathroom (two basins, shower and separate bathtub), 1 twin bedroom (no possibility to join the two beds), 1 single bedroom with addional pull-out bed (suitable for a child up to 15 years/however the maximum capacity of 9 people cannot be exceeded), 1 bathroom (shower).<BR><BR>Second floor:<BR>1 double bedroom (can be arranged as twin bedroom) with 1 ensuite bathroom (shower).<BR><BR>Please noteAlthough totally restored Il Podere maintains its ancient structurethe kitchen, the TV room and the yellow bedroom, although at the ground floor are not on the same level. Guests with walking difficulties have to know that although they can access the yellow bedroom and the kitchen from the exterior (avoiding the internal steps), the rest of the floor has short flights of stairs throughout. The access to the last floor bedroom is 20 cm lower than usual, so watch your head going up to this bedroom! This farmhouse has been immaculately converted and is in a very peaceful position in the hills between Lucca and the Versilian coast, one kilometre from the medieval village of Loppeglia. From the large verandah, the colorful garden and the pool area there are beautiful views of the valley below. The house has been converted in a way which makes it possible for two families and groups to share it and remain independent. The first and second floors can be divided into two parts by closing just one door. In separate rooms there is a small billiard table and a wood oven. The very well-kept garden, rich with flowers and plants typical of the area, is completely fenced, making it ideal for families with young children.
