House size180 m2 Sleeps6 - 8 people Bedrooms3+mezzanine Bathrooms1 & 1 ensuite & 2 ind wc Garden size1000 m2 Pool size10x5x1.2-2.6m Beachwithin 30km This villa is a great family choice, located on a Domaine, it has a large private mature garden of approx 1000m2 and a 10mx5m swimming pool, close to Beziers and the lovely sandy beaches of the nearby Mediterranean. It comprises 180m2 of living space, pretty ktichen, charming living area, space to dine alfresco, plus 3 bedrooms - two doubles, one with ensuite bathroom and one twin (there is a fourth bedroom if required, for children over 12 years), plus a family bathroom and 2 independent wcs. Accommodation Details Ground Floor The front door entrance leads you to a small reception area with the hallway to the right - ideal for dropping down the shopping. To the left is the charming living room with three sofas and coffee table, a fireplace and another table ideal for an evening of cards. French windows let you out directly to the garden and pool, where there is a covered loggia with table for alfresco dining. Off the living room is the third bedroom, with double bed and ensuite bathroom with bath. An independent wc is between the bedroom and the living room. To the right of the entrance hall is the pretty Provencale style kitchen with a table for 6-8 people. It is well equipped with coffee machine, mixer, toaster, kettle, dishwasher, eye-level electric oven,microwave, fridge/freezer and stone sink. There is a a pantry off the kitchen with another small fridge, ironing board and washing machine. Upstairs An old Provencale style stone curved staircase, comprising 12 steps leads to the first floor, (there is no handrail so care would need to be taken when used by toddlers or the elderly). Off the corridor to the left is the first bedroom with double bed and view to the garden. The second bedroom is further on to the left and has two single beds. On the right is an independent wc and at the end of the corridor a family bathroom with Venetian shower which has a narrow entrance. There is a further mezzanine area, up a very steep staircase comprising 14 steps, with two single beds, it is not suitable for children under 12 and has a stairgate to prevent access. A large garden of approx 1000m has mature pines, cypress trees and a pergola with wisteria climbing the stone columns. There is also a small pool house. The swimming pool is 10m x 5mx 1.2-2.6m, with access by two pool ladders and has a rigid cover in accordance with French Security Regulations. 4 Sun loungers Brick built fixed BBQ. The cathedral dominates this busy market town, rising majestically above the river Orb. The lively Feria in August lasts five days; bull-fighting, paellas, flamenco dancing, and partying in the streets until the early hours of the morning. Mediterranean beaches apprx 15 km; Portiragnes Plage. Quiet family resort. Valras Plage. Larger resort with many restaurants. Pezenas apprx 15km. Attractive medieval town, with a fantastic Saturday market, plently of restaurants and bars. In the old town there are lots of independent shops selling hand crafted goods. Agde apprx 30 km. Old historic town and fishing port, founded by the Ancient Greeks. Nice market, excellent seafood restaurants. Cap dAgde apprx 35 km. Aqualand (huge water-slides, etc), small theme park with a variety of rides. Parc Naturel du Haut Languedoc apprx 35km North of Beziers are the mountains and rocky gorges of the Caroux mountains. Great canoeing on the river Orb. Narbonne apprx 40 km. Once the capital of Roman Gaul. Famous cathedral. Montpellier apprx 70 km. Large university City. Carcassonne apprx 100 km. Largest fortified medieval town. A UNESCO site. Nimes apprx 110 km. Roman temple and amphitheatre. Perpignan apprx 120km Palace of Kings of Mallorca. ACCESS International airports are at Beziers - this is a new route from summer 2008 - the airport is only approxmately 20 kms from Cap dAgde. Ryanair from Bristol and Luton, London. Wi-Fi planned for 2012. -Electricity- Up to 100 kwhrs per week is included in the rent. Thereafter chargeable at EUR 0.15 /kwhr. -Non-electric Heating- If you would like to use the fireplace logs and kindling can be provided at EUR 40 per week. -Bedlinen & towels- Bedsheets and towels are included in the rental. Please bring your own towels for the beach. EUR-Cleaning- End-of-Stay cleaning charge80euro, payable on arrival. Maid service during your stay available at 11euro per hour. End-of-stay cleaning charge is to cover normal cleaning throughout the house. However, while you are therefore not expected to hoover and mop everywhere, you are expected to leave kitchen appliances (i.e. oven and fridge), crockery, kitchen utensils, and bathroom appliances clean, and not to leave litter in the garden. If the house is left in an unacceptable state, further monies may be retained from the breakages deposit. Pets are not allowed. -Max party size- 6/6 The owner is entitled to ask you to leave the property without any refund if the number of occupants exceeds 6. The rent is for up to 6 people. -Other- FireThis is a region which has a high fire risk. It is forbidden to start fires anywhere in the property grounds. Only light BBQs in the area designated for this purpose. Swimming pool SafetyThe owner is not responsible for any bodily injury next to or in the swimming pool. Children must be surveyed at all times. Access to fourth bedroom on Mezzanine via very steep staircase used at your own risk.
