The house comprises a spacious living area as the kitchen, lounge and dining room are all open plan.

Accomodation Details  

This modern, comfortable detached Provencal-style property situated 600m2 up on a verdant hillside, on a huge plot of 22,000m2 offers a beautiful environment. 

The large garden of 5000m2 affords magnificent 180 degree views of lEsterel, les Maures and as far as the Mediterranean. 
This lovely property has 4 double bedrooms all ensuite, plus a fifth which is twin. The house also boasts a heating/cooling floor system and a heated infinity swimming pool. 

Ground floor 

Entering from the patio you come into a large 110m2 living area which includes the lounge with TV and Hi-Fi, dining room and kitchen with French windows leading out on to the south facing terraces to the swimming pool and superb views. 

The kitchen opens onto a large terrace and has a large gas cooker with 5 rings, and a table which seats 6-8.
The kitchen is fully equipped with washing-machine, dish-washer, tumble-drier, American style large fridge freezer, oven, microwave, blender, electric kettle, bread maker, iron, second fridge in the adjoining office area 

The terrace is equipped with a gas barbecue and large dining table and easily services four eating areas - the kitchen, the dining room, the covered terrace and poolside. 

The lounge is comfy with 2 large sofas, a few easy chairs, Hi Fi and a big flat screen TV. The dining room, accessed from the lounge, affords another eating area with a dining table. 

Bedroom 1, also on this level and with beautiful views is the Master Bedroom with a 180cm double bed, flat screen TV, dressing area, ensuite bathroom with shower, whirlpool bath, two wash hand basins and a wc. 

Next and separate to this room is an office with fabulous views and Wi-Fi and nearby is a separate pantry with large American-style fridge-freezer. 
From the lounge a stone staircase with 15 steps leads up to the hall/landing from where you access two of the other bedrooms. 

Upstairs 

Bedroom two has a standard double bed and a small TV plus ensuite shower room with shower, wash hand basin and wc. French windows lead out to a south facing sun terrace with amazing views. 

Bedroom 3 offers a 140cm double bed, ensuite bathroom with shower, whirlpool bath and wc and again French windows giving out on to the sun terrace. 

Both of the upstairs bedrooms have balconies with stunning views over the surrounding countryside and mountains. The balcony wall measures appx 60 cm off the ground and thus may be unsuitable for toddlers and young children. 

Lower Level 

A 15 step stone staircase from the hall/landing, which has a separate wc, 

bedroom 5 is a rustic but huge family suite consisting of a large windowless room with two single beds, a living area and table football - ideal for the children! and, accessed through this room.

Bedroom 4 which has a double bed, ensuite shower and wc (this room does have a window). 
Next to this suite is the laundry room with washing machine, tumble drier and sink. 

Outside

The terrace has stunning views from both covered and uncovered areas. There is also a ping pong table. The 12m x 5,5m x 1.70m infinity pool with beautiful views of the surrounding countryside and the distant Bay of Cannes, has an electric cover and shower plus an automatic heating system and is well equipped with garden furniture.  


Outdoor Details  

The lovely automatically heated infinity pool 12m x 5.5m x 1.70m, with Roman steps for easy access also has a nearby shower. 

The large garden is approx 2000m2, with plenty of outdoor eating areas and a gas BBQ , so you can enjoy your meals outside in comfort and while away the evenings. 8 sun loungers and plenty of chairs ensure you can pick your favourite spot! 

Charges and deposits
Arrival & Departure- Changeover day is Saturdays. Arrival at 5pm. Depart at 10am. Late arrival (6 - 9pm) possible only by prior arrangement. Please ensure, when you buy your aeroplane ticket, that the flight time will allow for arrival before 9pm at the very latest.

Breakage Deposit300 Euros cash on arrival returned less deductions for any breakages on the morning of departure plus 700 Euros cheque (or equivalent) to be returned uncashed if no breakages within 10 days of departure.

Telephone Line- Telephone is not available but there is very good signal for mobile phones. 
Internet access via Wi-Fi and there is a computer at the proeprty for client use.

Electricity- Included. 
The house also boasts a heating/cooling floor system and automatic heating for the pool. (A supplementary charge of EUR 200 per week is applicable for pool heating outside summer months and is on prior request. 
Pool temperature cannot be guaranteed as this is dependent on external weather conditions/outside temperatures). 

Non-electric Heating- No.

Bedlinen & towels- Bedsheets and towels are included in the rental. Please bring your own towels for the beach.

Cleaning- End-of-Stay cleaning charge is included. Maid service 3 hours per week included during your stay. 
End-of-stay cleaning is to cover normal cleaning throughout the house. However, while you are therefore not expected to hoover and mop everywhere, you are expected to leave kitchen appliances (i.e. oven and fridge), crockery, kitchen utensils, and bathroom appliances clean, and not to leave litter in the garden.
If the house is left in an unacceptable state, further monies may be retained from the breakages deposit

Pets- Pets - at the discretion of the Owner.

Max party size- 8/10
The owner is entitled to ask you to leave the property without any refund if the number of occupants exceeds 10. The rent is for up to 10 People. 

Other- 
FireThis is a region which has a high fire risk. It is forbidden to start fires anywhere in the property grounds. 
Only light BBQs in the area designated for this purpose. 
Swimming pool SafetyThe owner is not responsible for any bodily injury next to or in the swimming pool. Children must be surveyed at all times.

In this region there are many to choose from such asGolf, Kayaking, Tennis and Horse-riding. Water sports on the lake - Lac de Saint Cassien - approx 25 minutes and on the Mediterranean beach approx 1 hour away, plus the impressive Gorge du Verdon is only an hours drive. Climbing School at Blavet approx 30 minutes 

The famous Gorge de Verdon with all its sporting activities is approximately an hour away. There is a number of excellent, high quality restaurants in Seillans, which are really worth visiting.

The house comprises a spacious living area as the kitchen living room and dining room are all open plan. It has five bedrooms and four bathrooms plus a shower room with wc in the pool house. The house also boasts a heating/cooling floor system so there is no need for air conditioning. 

There is a large heated swimming pool, a separate pool house with its own kitchen facilities, bathroom and relaxation area. This impressive Bastide has everything a family could need for a perfect Provencal experience in the South of France.

Accomodation Details  

A very stylish detached Provencal-style property is extremely well situated in a peaceful location and is surrounded by stunning green mountainous scenery. 
The 150 year old property of 450m2, is built on two levels, complete with five bedrooms and four bathrooms (plus a shower room with wc in the pool house). Three of the bedrooms have ensuite bathrooms. The house also boasts a heating/cooling floor system. 

Ground Level 

The house is entered from the drive via the main door and porch which leads into a spacious entrance hall. 
Around a corner, the stunning open plan living area with amazing views and well equipped (huge American fridge etc) Provencal kitchen with washing-machine, dish-washer, tumble-drier, a large fridge and freezer, oven, microwave, blender, juicer, electric kettle, toaster, iron, hairdryer.

It has a stone fireplace and there is a dining area with an enormous and beautiful table and separate pantry. 
There are large white sofas to relax into and fabulous views. As well as a separate wc near the kitchen area. there are stairs leading to the mezzanine level. This spans the living area and houses a library and office with Wi-Fi and a huge flat screen TV. 
Off the corridor leading from the hallway is the gigantic master bedroom with ensuite bathroom including a large bath and Venetian shower. 
There are beautiful stone sinks and glorious views onto the terrace. 

The garden level with 4 more bedrooms is reached by 16 steps leading from the living area. 
All the bedrooms have access through sliding glass doors onto covered terraces. Master Bedroom with double bed, ensuite bathroom with bath, Italian shower, double basins and wc, plus a large separate dressing area.

The large pool house, with covered dining and lounging facilities has a fully equipped kitchen with refrigerator, dishwasher, electric oven with 4 gas plates, together with separate bathroom with basin, Italian Shower and wc. 
There is also an outside shower at the pool house with hot/cold water. 

This villa also comes with a built in BBQ for your family to enjoy outdoor cooking. 
There is satellite connection for the main TV giving access to French Canal+ and Canal Sat allowing viewing of some UK and US news and sports channels.

A great feature of the Bastide is its fantastic heated swimming pool (12m x 6m - to approximately 25C), is a large pool house with a covered eating area (including a table for 10/12 people) and BBQ. 

A summer kitchen approx 20m x 5m complete with electric oven, gas hobs, fridge, ice machine and dish washer, so you can enjoy your meals outside in comfort. 
An outside shower room with Italian style shower, toilet and hand-basin for use at the pool (with hot and cold water). 

The garden is approx 2 acres in size; it is well kept around the pool and house area and there are strategically placed rustic benches for peaceful relaxation and shade. Very Provencal in feel, there are of olive trees, oaks and pine trees - and sublime views of course!

PLACES TO VISIT
Fayence. 10 km. Much visited hill top fortified village, between sea and mountains and surrounded by picturesque Provencal countryside. Also renowned for its gliding centre, often considered the best in Europe.
Callian. 15 km. Small but charming medieval village with its own castle and winding streets. Starting place for many hikes and walks.

Draguignan. 25 km. Pleasant town once a military centre but now with tourist and cultural attractions. Lovely avenues lined with plane trees surround the old city. Excellent shopping and markets. Several museums.
Frejus. 30 km. Seaside resort, ancient military port and Roman city, with a rich and impressive historical and architectural heritage. 

Some stunning scattered Roman remains can still be seen including one of the largest amphitheatres from Gallic times and a Roman theatre still in use for summer events.

Golf du Domaine de Terre Blanche, Tourrettes. 15 km. Golf course. 18 holes Par 72 - 6616m. One of the most beautiful golf courses in Europe, designed to host professional tournaments and featuring long par 4s. Magnificent views of the hillside villages and oak forests. 

St Cassien lake. 15 km. Beautiful lake with clean water and small beaches, and lovely place for windsurfing and other watersports. Ideal to cool off on a hot day!

Les Grottes de St Cezaire, St cezaire sur Siagne. 30 km. Discovered in 1890 by a local farmer whilst working his land. Full of fantastic formations including draperies, stalactites and stalagmites. Spectacular underground landscapes.

Aqualand, Frejus. 35 km.  Waterpark. Fantastic waterpark with a great number of water rides for the whole family, including the largest wave pool in Europe and the huge Twin-Twister water slide. Not for the faint hearted! 

FURTHER AFIELD
Grasse. 35 km. Fascinating historic town and worlds perfume capital. Explore the delightful narrow streets or go on one of the factory tours offered by some of the most famous perfume houses.
Flayosc. 35 km. Pretty town with typical Provencal streets and great views from the church out across the vineyards. 
Cannes. 45 km. Beachside resort with its large promenade, chic boutiques, restaurants, bars, shops and festivals including the famous Cannes film festival in May each year. A walk along the “Croisette”, harbour and sandy beaches is a must.
Gorges du Verdon. 65 km. Europe’s largest river canyon and one of France’s greatest natural wonder with twisting narrow roads, dramatic scenery, awesome views but also lofty little villages and chapels clinging to the rocks. THE place for climbing, rafting, canyoning, kayaking...
