This grand 19th Century Chateau is charming, providing a huge amount of outside and inside room to stretch ones holiday wings, and beautiful views over the surrounding countryside. It has a full sized tennis court, a very large 12mx6m swimming pool, a park boasting tall, mature Mediterranean pines, ensuring total peace and tranquillity, and it is close to the local town of Roujan with a few restaurants and good local shops and markets. Beaches are only 35 minutes away. 

The Chateau has definitely seen better and more affluent times, but original features like oak doors and parquet floors, marble fireplaces and some interesting pieces of furniture are still in place. One could describe it as shabby chic although it is undergoing renovation of the interior and exterior bit by bit. All the spaces are so massive and the ceilings are so high that if an occasional cobweb or stained wall paper bothers you, this place is not worth contemplating. However, if you like the idea of staying in an historical Chateau with loads of room, vast halls, very large bedrooms and a lovely gardienne called Marie who has been working for the family for 40 years and is a wizard at local cuisine (she can cook twice a week on request regional delicacies like lapin a la moutarde, paella, etc) you will not be disappointed. 

Extensive refurbishment of the kitchen has been carried out, so it is now completely modern with a Mediterranean feel in warm yellows and ochres, modern cooking surfaces, and a large cooker. The dining room and the living room with parquet floors are very belle epoch and they both give onto the outside terrace via tall elegant French door. The downstairs hallway as well as the impressive stairs could probably do with a lick of paint but the floor tiles are lovely and the sheer volume of the place make up for any cosmetic inadequacy. The upstairs bedrooms are large and luminous and three have ensuite or adjoining bathrooms. 

This place is ideal for two or three families who like to be together but enjoy not stepping on each others toes. The park provides plenty of opportunity to stroll (may be even jog! be careful and keep an eye on toddlers because it comprises about 3 acres), sit out or play ball games on the rough lawn next to the pool. The full size tennis court and table tennis give even more opportunity for games and entertainment. 

Accomodation Details 
This 3 storey chateau is a very large property, although the owners have decided to limit occupancy to a maximum of 12/14 people. 


Ground Floor Three steps from the outside lead to a large newly refurbished kitchen 30m2. It has a double oven, 4 induction rings and an electric grill BBQ, a medium size and a large fridge, a dishwasher, a washing machine, an espresso maker. Lovely old terracotta tiles echo the warm yellows of the kitchen walls. Large doors from the kitchen lead into the spacious dining room (30m2) with parquet floors windows overlooking the picturesque vineyard and the countryside. The dining room has period furniture, an old chandelier, a large table easily seating 12 people, and old-style wallpaper. The dining room leads to an enormous hallway measuring 80m2! Period tiled floors and some comfortable slumber furniture comprising a large sofa for 4 and 5 chairs make it an ideal pavillion to escape from the summers heat. 

The hallway has large French doors leading out on to the outside terrace (6 steps down) with a large outside table and chairs for alfresco dining and the tranquil park. A door from the hallway goes into the living room which also has parquet floors, bookcases with old books, a big antique mirror over the marble fireplace, 2 new sofas seating 3 guests each and 5 armchairs. It also has a TV with Canal + satellite and a DVD. The walls are covered in the old-style material chateau wallpaper which looks quite fragile and stained near the ceiling. The feel of the living room is very comfortable and relaxing. There is a small office off the large hall with a livebox, so Wi-fi internet access. There is a downstairs toilet off the hallway.

A grand winding staircase leads to the first floor - there are 24 steps in all separated by 2 landings, a metal banister and shallow, wide steps. (The very high ceilings have flaky paint in places). 

First Floor A huge hallway 30m2 with a desk. Two doors lead off the hallway to 2 very large bedrooms with bathrooms and a further smaller corridor leads to two more bedrooms all with electric fans 1st bedroom with double bed. This bedroom measures about 30m2 with windows giving out on to the park. There is a standard double bed, a desk, a chest of drawers, a cupboard and a marble fireplace. There is an ensuite bathroom - large but simple; a washbasin, a wc, and a bath with a shower attachment. Off the hallway 2nd bedroom, or the Pink Room also has a standard sized double bed with windows on to the park. The wallpaper is very chateauesque and goes well with a marble fireplace, an elegant desk. A small dressing room. The very big bathroom is almost en suite but one has to come out of the bedroom door to access it. There is a washbasin, a wc, a bidet, a bath with a shower attachment. 3rd Bedroom - or the Blue Room has a balcony and also looks out onto the park. It has a standard double bed, a marble fireplace, a wall cupboard with hanging space, tiled floors. (The wallpaper in one corner is a bit damaged, but again its cosmetic). 4th Bedroom - or the Pale Green Room is accessed via a quirky little door off the stair (quite low ceilings) and is almost a separate apartment. Again it is a very big room overlooking the park with its own corridor with fitted wall cupboards. A standard double bed. Across the corridor with fitted cupboards there is a large bathroom comprising a wash basin, a bath with shower attachment, a separate shower and a separate wc. The decor is again quite basic. It must be noted that the large windows in all the bedrooms have shutters but do not have wrought iron railings so young children must be supervised. 

Large staircase continues to the  Second Floor A long corridor has many bedrooms going off it and 3 are for guests use5th Bedroom - yellow room with three single beds 6th Bedroom - blue room with two single beds 7th Bedroom - standard double bed There are two bathrooms at the end of the corridor for guests use, one with a bath and one with a shower, wash basins, and wcs - they are rustic and basic but serviceable. Again please note that the windows have no railings, although they do have shutters. 2 cots and 2 high chairs are also available.

Outdoor Details  
The Park - is about 3 acres in size and has mature pines and other large trees to provide shade in the summer months. There is an impressive pine-lined drive up to the chateau. Numerous paths with high hedges cross the park leading either to the pool or the tennis court. A large gravel terrace just outside the dining room/hallway with garden furniture and a large table for alfresco dining. There is a steep grassy slope going down at the edge of the terrace. A steep gravel path leads from the house down towards the full size tennis court. It is surrounded by large mature pines so may provide some shade at some point in the day. On the driveway side of the Chateau a long path (about 30 meters) goes through a rough grass meadow towards the pool which measures 12m x 6m and has an alarm. There is a pool ladder at the deep end for getting into the water, however, the shallow end only measures 50 centimetres so even young children can get into the pool by lowering themselves into the shallow end. The pool terrace has 8 sun loungers and a parasol and the vegetation of oleanders, palm trees, olive trees and Mediterranean pines make it a pleasant and relaxing garden to sit in. There is a medium size built-in BBQ at the side of the Chateau 3 steps down from the kitchen. Marie, the gardienne will be happy to cook some traditional dishes, or a convivial paella, twice a week, on prior request only. Price15 euros per hour + provisions.

The house is just 2 kms from the centre of Roujan, an attractive old wine villageexcellent bakery, village shops, family restaurant. 10 kms away is Pezenas a picturesque market town with a beautiful medieval and Renaissance centre with narrow winding streets, and many galleries and working craft shops like glass blowers and jewellers. A wide choice of good restaurants. Colourful market on Saturday mornings. All services, supermarket. Golf St Thomas (18 holes) apprx 22 km. Mediterranean beaches about 35 mins drive at apprx 30 kms. Agde appx 30 km. Old historic town and fishing port, founded by the Ancient Greeks. Nice market, excellent seafood restaurants. Cap dAgde appx 35 km. Breakage Deposit- 500 Euros cash on arrival, returned less deductions for any breakages on morning of departure.

Telephone Line- Telephone is restricted to incoming and local calls only. Wi-Fi via Livebox.

Electricity- Up to 100 kwhrs per week is included in the rent. Thereafter chargeable at Eur0.15 /kwhr. Winter supplement for electric radiators of 300 euro per week.

Non-electric Heating- If you would like to use the fireplace logs and kindling can be provided at Eur40 per week

Bedlinen & towels- Bedsheets and towels are included in the price.

CleaningEnd-of-Stay cleaning charge included. Maid service during your stay is available at Eur11 per hour. As this is such a large residence you are expected to leave kitchen appliances (i.e. oven and fridge), crockery, kitchen utensils, and bathroom appliances clean, and not to leave litter in the garden. Please leave the house as you have found it. If the house is left in an unacceptable state, monies may be retained from the breakages deposit. 

Pets- Pets are not allowed.

Max party size- 14/14
The owner is entitled to ask you to leave the property without any refund if the number of occupants exceeds 12/14. The rent is for up to 10 People. There is a supplementary charge of Eur125 per person per week for numbers over 10.

FireThis is a region which has a high fire risk. It is forbidden to start fires anywhere in the property grounds. Only light BBQs in the area designated for this purpose. 

Swimming pool SafetyThe owner is not responsible for any bodily injury next to or in the swimming pool. Children must be surveyed at all times. One of the key holders, Marie, is available to prepare evening meals (set menus) for guests at a price of 15 euro per hour for shopping/preparing meals plus the cost of the ingredients. Please note that she leaves the food ready for you to serve yourselves. Possibility of airport transfers via local taxi firm.
