It is within minutes drive of the salt water lagoons, where live flocks of pink flamingos, or any of the other beaches around Narbonne. The house has been beautifully restored retaining many of the original features like beams, a winding Provencal staircase and an old style ceiling in the living room. There is an independent Studio with a separate entrance looking out on to the pool. The pool has a covered summer kitchen with a bar, nice garden furniture, a large built-in BBQ, a pergola and a tiled terrace around the pool. Accommodation Details: This house of 240m2 has 3 bedrooms in the main house and one in the Studio, sleeping 8 people in comfort with 4 bedrooms in total, 4 en suite shower rooms (3 with wc plus 1 independent wc). It can sleep up to 8 adults + 1 baby, with a pull out sofa bed in exceptional circumstances. Ground FloorEnter through the front door into the kitchen, which is fully equipped with a dishwasher, electric oven, microwave, electric hob, small fridge, with an American fridge, washing machine and extra sink in the laundry room. Kitchen has doors going through to the garden and the pool terrace. Kitchen leads through to the dining room, with old-style ceilings, beams, exposed stonework and a table seating 8 people. Dining room leads through to the living room through a vaulted arch. The living room is beautifully decorated with antique mirrors, stone tile floors (heated!) and has comfortable sofas, chairs, a working fireplace, doors leading onto the pool terrace, and windows with long views out to the sea. The living room adjoins a spacious downstairs hallway, with the stair leading up to the first floor, and a desk with a livebox providing internet access, which could be used as office space. Off the hallway an independent wc with an interesting square wash basin. Adjoining the hallway/office there is a double bedroom with windows onto the garden and an en suite shower room - large walk-in shower (hand held shower head), wash-basin, no wc. First Floor A staircase (15 steps) leads to a spacious upstairs landing (with sofa bed), well-rendered stone-walls, and windows with wonderful views towards the sea. Off the landing there is the second bedroom, which has twin beds and a window over the swimming pool. There is an ensuite shower room with a walk-in shower (hand held shower), 2 hand washbasins, a wc and a bidet. Off the landing a third bedroom a double (twin beds of 90cm joined together) an en suite shower a wc and a wash basin. Studio Outside the kitchen there is another stone building with a sloping roof and a separate entrance which is the Studio. There is a twin room (beds can be doubled), ensuite shower with wc, TV, a small window looking onto the pool terrace. Please note there is a No Smoking Policy inside the property and only with great care outside. This lovely stone 200 year old villa is perched up on the hillside above the small picturesque town of Peyriac-de-Mer and has stunning views over the salt water lagoons and the Mediterranean sea, vineyards and hills. It is set in approximately 2 hectares of land with a well kept garden area around the pool with fig trees, olive trees, a few palms and plumbago. It stands by itself and has no immediate neighbours. Outdoor Details Outside: The house is set on a hill with sweeping views toward the sea and the salt water lagoons around Narbonne, in Garden 18000m of private land (approx 2 hectares) with an attractive garden of olive trees, pines, some palms and some native varieties of trees and bushes. (Young children would need supervision because of the sloping terracing beyond the garden). The 10mx5m swimming pool (1.40m shallow end and 1.70m deep end with roman steps alarmed), in front of the house has wonderful views across the countryside. The pool terrace is tiled and beyond it there is a flat lawn area. There is a lovely summer kitchen next to the pool with a covered area containing a stone sink, large table seating up to 10, chairs and a large built-in BBQ - this is definitely a place of peace and tranquillity. Sun loungers, parasols and other garden furniture is provided. Nearby Activities Peyriac-de-Mer approx 3 kms away is a picturesque village with a cafe-bar, a grocer, a baker, a pharmacy and a small BEACH. Bages approx 5 kms - Lovely fishing village on the shores of the Narbonne etang (lagoon). Several very good seafood restaurants. Great windsurfing on the etang in early spring and late autumn (some speed records have been set here). Bages is set on top of a hill and has commanding views over the sea where there is a route winding through salt-water lagoons and flocks of pink flamingos - magnificent! Cathar Castles of Aguilar, Queribus, Peyrepertus, Villerouge-termenes... la Cite medievale de Carcassonne - the largest fortified city in Europe (given World Historical Monument status by UNESCO), the Romanesque abbeys of Fontfroide and Lagrasse, all approx 40 to 50 minutes drive . Visit the African Safari Park (Reserve Africaine) at Sigean where there are 3500 animals. It is only approx 10 minutes drive. A few good restaurants in the Aude region Le Clos de Cascastel; LAuberge du Vieux Puits; La table du Pecheur; La Rotisserie Medieval; LAmandier, La Fargo, Chateau de Lastours, Le Merle Bleu; Le Corbierou, LAuberge du Vigneron... Horseriding approx 5 kms away River 3 kms away Hang gliding on Mont Tauch Tennis - municipal courts approx 3 kms away. Take a boat trip along the Canal du Midi. - approx 27 kms away in Capestang. A big selection of beaches all approx 25km to 30 kms - Gruissan plage, Leucat plage, Vendres and Valras Plage are all long sandy family beaches. Water Sports/Boat Hire - wind surfing championships have been held in Leucat beach. approx 27 kms. Abbey de Fontfroide approx 15 km built by the powerful Bishops of Narbonne with a beautifully restored 11th century cloister. Narbonne approx 12 km. Founded around 600 BC by the Romans. It boasts a flamboyant cathedral and Episcopal Palace. Excellent restaurants. One of the most splendid markets, and a Les Halles covered market everyday, including Sunday morning. Great choice of good restaurants and trendy shops and boutiques. Port la Nouvelle approx 30 km. Superb sandy beaches. Carcassonne approx 66 km Largest fortified medieval town in Europe - a UNESCO site. Beziers approx 44 km. Major market town, noted for its bull-fight Feria in August. Perpignan approx 62 km. Palace of Kings of Mallorca. Montpellier approx 105 km. Large university town. Nimes approx 178 km. Roman temple and arena. ACCESS International airports: Montpellier approx 105 km. End of stay cleaning charge is to cover normal cleaning throughout the house. However, while you are therefore not expected to hoover and mop everywhere, you are expected to leave kitchen appliances (i.e. oven and fridge), crockery, kitchen utensils, and bathroom appliances clean and not to leave litter in the garden. Maid service during your stay available at EUR 12 per hour. Pets are not allowed. -Max party size- 8/8 The owner is entitled to ask you to leave the property without any refund if the number of occupants exceeds 8 adults and 1 baby. -Other- FireThis is a region which has a high fire risk. It is forbidden to start fires anywhere in the property grounds. Only light BBQs in the area designated for this purpose. Smoking is only permitted outdoors with great care. Swimming pool SafetyThe owner is not responsible for any bodily injury next to or in the swimming pool. Children must be surveyed at all times.
